They are doing that all while property prices and rent are increasing faster than inflation, while they have a tenant paying down principle, while enjoying greater tax benefits than with index fund investing, and most importantly while being in direct control of their investments.

@Carolyn LorenceThe IRS rules prohibit any direct or indirect benefit between a disqualified party and an IRA or 401k - in either direction.If you create a joint venture where each side of the transaction is wholly separate and there is no commingling of funds, that would likely be OK.The potential issue is whether being enabled to participate in the transaction due to the presence of funds from a disqualified party would be viewed as a benefit by the IRS.

When NOBODY can touch ANYTHING but a union worker...that means they pretty much decide, directly or indirectly, how much overtime will be required for the week.I worked as an engineer at a GM plant, it was absolutely Ridiculous the things I witnessed.

Cap rate is the ratio of net operating income over the property value.It is not a function of the financing rate used to acquire a property.It is a good tool to compare various commercial assets just based on the cashflows those assets produce and the asking price or market value they command.For that reason there is no direct relationship between cap rates and interest rates.It is more of an indirect one.
