This means you would have to drive by 10,000 homes, and review each home to look for different signs of distress.Now imagine that it takes on average 10 seconds (some homes may take 1 second, while others may take 120 seconds) to quickly look at each home for physical distress.

It will probably take a few generations, I can not imagine that we re-define the working structure of our society in a few years and without casualties.So the question to me is basically how do we want to be positioned as real estate investors when that change starts?

Hi Dennis, I can only imagine what stress you are going thru right now.

But imagine you don't pay cash but rather borrow so your 5k cash/closing-down payment to buy a 100k STR, then in year 1 it rises 2k - only a paltry 2%, but you make a 40% profit as you are levered 20:1, and that beats the best year for stocks ever. 

Though I can’t imagine how you’re averaging $10k per month.

I can only imagine it has to be a dollar representation of the crypto, but that value is continually changing.

I think it really depends on the neighborhoods, but in Cleveland, I've seen cash tenants with great background checks and 700 credit completely trash units and were some of the worst tenants imaginable, so I think it really depends on the area.  

And I’d imagine a bit less in closing cost since unlike a regular loan there aren’t normally closing cost but a 0.5% Va funding fee.
