Full disclaimer I think you should drop it, this wreaks a bit of emotional connection, if you don't have the money right now then cool your jets and wait for the next deal.

This particular deal was inclusive for the tenants so that's why the hydro/water/gas.Meant to make a zero cash flow deal into a positive one when excluding the interest portion. 

Obviously one of my concerns is that the sewer line going to the septic system is also gooped up, so I may be facing a visit from my friendly septic company with a power-jet thingy....... thanks in advance for feedback/ideas you guys!
