I guess I'm just a proponent of Occam's Razor...when I hear about someone stealing small quantities of food, I assume it's because they're hungry...But you're right, it could have been for any number of reasons.

Making quantity offers is certainly a way to go (most investors use this route), but I prefer to form relationships and avoid the numbers game as well as the bidding wars game.

If it were somewhere like Atlanta or Houston or somewhere where so many investors are buying, and some of which in huge quantities, I would avoid the property like the plague because that means all the professionals passed it up.

Glad to have you here on BP, hope that you enjoy poking around and taking advantage of the immense quantity of knowledge on the site.As far as if your plan is reasonable - you mention that you are barely breaking even, but you're paying down principal of the loan.
