Guy says Ok.8hrs (7:30 pm) later he says im threatening to them and wants to fight, calls me a child says im ungrateful (hes obviously intoxicated) confused I ask him what's going on and clarify these threats as a notice about violating the lease & ramifications due to their lack of responses and possible altercation (not the first time 1 of 4 times reported altercations) I also call the police and report him harassing me. he isnt at the house at this time.He continues to use foul language towards me, calling me names etc and keeps telling me to fight him.

If you can buy 20 properties in the next ten years and you buy them at a great price (relative to rental income) in a good neighborhood you are probably changing your family tree. 5) Make dang sure you are able to handle the late night toilet issue phone calls or harassing a tenant for rent.

There are 4 ways a tenant can legally break the contract without your approval. 1 you failed to make necessary repairs leaving the home unsafe, 2 the tenant is a victim of domestic violence, 3 the tenant is going into the military, 4 you harass the tenant and they can prove it in court. outside of those reasons Georgia is very landlord friendly so you shouldn't have any issues keeping the deposit or charging for damages.
