If your goal is more FIRE oriented where you 'retire early' - cash flow pretty much has to be a part of that plan the way I see it.For me, cash flow is what justifies the 'daily grind' of being a landlord.  

One of my HOAs, the master fire/liability policy was +15% this year (likely the max the state approved), the earthquake was +165%, and my personal landlord policy got non-renewed as the carrier left the state. 20+ carriers refused to write a new policy.

Other risks are fire.

Does the loft have windows in case of fire? 

A state like California that has ocean, wooded forests, flat land that would be good farm land if it were not for water issues, and hot, dry desert all within a single state has many different markets.

I also felt it was extremely click bait - "Look at this baby who has 1000 rentals and achieved FIRE in just 3 weeks!!

I believe when you add a 3rd unit they do some extreme things like require you to add fire sprinklers throughout the property which is prohibitively expensive.

We started having to chase our payments, and fairly quickly decided to fire this guy.
