You could also use a listing-only service from a brokerage where you'd pay them $200-$300 to list it on the MLS, and you/your team would take all incoming calls from interested buyers, but it's a bit slimy since the seller may see it listed on the market when you appeared to be buying it.That would be the maximum value-capture of your off-market lead machine.

Less than 10 minutes and they are done.Self Managed, Low Volume - these folks collect the same rent every month, have minimal expenses beyond their mortgage and find it very easy to collect the few documents they have to report it.

Also, when I switched to new management, Northpoint suddenly issued new "fees" (some back-dated for 2 years ago) and wouldn't pay out the money that they owed me.

So they are good paying retail.. we had 5 to 7 offers on each project .

It appraised for $201,000 the other month and I put $103,000 in my pocket after closing costs and paying off the old note.I wish I had about 20 more of those...

If you aren’t saving the money up to buy another property chances are nothing will pay a higher rate than paying it towards your mortgage.

I think I'll have to wait 2-3 years to pay for the renovation unless I take out a loan for the shower renovation.
