That is often a matter of opinion and will depend on the attitude of your municipality.Most municipalities do not require neighborhood approval, but will offer the public opportunities to provide input which will be considered.

This will definitely cause disruption in the mortgage markets and provide opportunities for those who keep a patient watch on activities. 

From my experience, mentorship can provide structure, accountability, and networking opportunities, but it often comes at a high cost.

If you are looking in Los Angeles, than you will likely not find many opportunities on the MLS based on today's rates, unless you put a large downpayment.

My approach isn’t aiming for an overnight transformation but rather a gradual strategy where I reinvest equity gains and cash flow into scalable opportunities.

Being able to create separation between you and the tenant, can be very liberating; you have an opportunity to stay "the nice guy", while your management company absorbs all the hard conversations, and enforces the rules... can be worth the management fees. 

I have an opportunity to purchase a mixed use property that seller is open to using partial seller finance.

It's inspiring to see how these opportunities can lead to substantial profits for both the investor and the client.

Personally, in this market, I would work on saving up and really doing my best to find a great opportunity and pull the trigger then.
