Does Virginia Residential Landlord Tenant Act Apply to Landlords that own fewer than 5 properties? 

This is going to mean fewer options for tenants so that is going to decrease accessibility.

These lenders are much fewer as it takes significant effort and additional funds to foreclose on a 2nd lien and take out the first position on the collateral property to get their money back. 

We'd like to be within 5-20 minute drive to the junction of Ocotillo and Schnepf as my wife works at the vet clinic nearby.

I would recommend making sure to ask your realtor about other nearby comps and see if they have ADUs.

I'm hoping to be able to find a home nearby that I can manage and rent by the room or house hack like I have been doing. 

I think it helps having the luxury apartments nearby (and there's a new one they're building behind the train station on MacArthur).

The house is in Clementon NJ, which is not the best area for growth imo, but I think there is rental potential as some houses nearby are being rented as well.

If I'm in your shoes I would checkout any local RE meetups happening nearby, that would be a great spot to meet some other folks in your shoes and/or other lenders who might be able to give their perspective if it makes sense to pull out money from your home rn or not.
