We are mid-stream through a value add process which will enhance the quality of life for our residents and increase the value of our asset through unit upgrades, common area and amenity enhancements, and ultimately rent increases.

We brought new life back to these buildings, creating new living spaces for our tenants and enhancing the quality of life for the neighborhood as a whole.

So, looking for common-ground, I'd say the solutions lie in combining (1) super modest rent stabilization laws that won't handcuff and bankrupt developers and landlords but instead focus on anti-gouging; (2) enhancing rent-assistance programs; and (3) streamlining development, with crackdowns on NIMBYism.    

Adding further healthcare options tends to drive the rest of the state into our area, further enhancing short term rentals as well.

I raised it to the board of the HOA the following Monday (now 3 weeks into the lease) and we agreed to have our base pest control enhanced to take care of the issue.

Much to be learned by investing out of state and it will only enhance your investing skills.

If you have a good relationship with the home inspector, the people could bounce ideas off each other and maybe even "enhance" each other's work.

If the tenant does not  have money now, which is hard to imagine considering stimulus, enhanced unemployment, and laxed unemployment guidelines, I don't know how they will ever be able to catch up and are just kicking the can down the road for financial ruin.
