Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

We are working on a similar development that has many elements that are novel to it, but it won't be zero energy. 

Before spending much time seraching - make sure you have  the other elements addressed and in place  (  funds for  closing /  finnancing /  contractors  etc...) .

Not saying you are wrong, but the metrics have a local element.

The common area language should dictate that personal items are not stored in common areas, it may also address maintenance of those areas, but you will need to amend it to address outdoor furniture and grills. 

I bought flooring from Ollie's Bargain Outlet, a chain store we have around here that buys lots of name brand goods.

The big box stores sell a kit for less than $20 bucks I think.Hope this helps.  

And then of course you'll unload everything and store in a safe place, right?
