Turns out the financing piece is a bit more complicated when using a SDIRA, but still a great option to add some diversity to your rental portfolio.

One things are rolling, it takes relatively little to keep that momentum on flat straightaways.Similarly, pulling the pieces of a business together is a similar effort.

Or you can do it the other way where you give them the money piece by piece for them to use for materials, then you pay for labor after it's completed. 

So I would tell you that 2-5 rentals is a piece of cake to manage - even if working full time (we kept 2 corporate jobs until we were up to 20 rental units.)The other thing I would tell you is that there are MAJOR control differences between being a limited partner in a syndication - where you are more akin to a passenger on the bus which is your investment, versus full control of everything when managing your own rentals.  

Picture a developer that purchases a piece of land and has sites to build on (or build model homes).

We, thankfully, had a friend of a friend connect us to a delivery person, who directly picked up flooring and delivered to us, then we worked with flooring company to get a credit back on price.Or, we did Ikea cabinets, which came with both more pieces than we ordered, and not all the pieces we ordered.  

Whether it’s understanding the local market, finding the right deals, or building a strong network, I’m all ears!
