I've been a broker dealing exclusively with multi family property over the last 20 years.Landlording is a tough job. 

I bought a 3 Bedroom SFH in Cahokia Heights, IL on April 2024 and it is STILL NOT RENTED TODAY.I bought for $79k convinced by the Section 8 mentor Tom Cruz to buy from his team and to focus on cashflow vs. appreciationI went through 3 contractors that all did a subpar job and just barely got it all togetherI haven't been able to find an appropriate Property Management team to help on this side of ILI have it listed for rent (Zillow, Turbotenant, Fb, Craigslist) for about 3-4 weeks now since repairs were done.If anyone has any suggestions to get this rented ASAP I would greatly appreciate it and any Property Management connections that can help would be amazing as well.Thank you all for your time and Happy Holidays & Happy New Year Ouch. 

It is unlikely that one person will be able to do a good job in every aspect.

Martin the property management argument isn't really an argument if you look at the bigger picture that most investors don't want to manage their properties anyways because they are spending most of the time on their main job.

Heck of a job keeping all the paperwork from 22 years ago. 2 realtors and an inspector and none of them knew an old house or deck would be up to code?

, I recall posters mentioning & it lowered risk. not a model I do in my day job.. just recall TEXAS investors commenting that LO is either not legal or highly restrictive in Texas.

Today we are economically diverse and showing job growth in several sectors.Having said that, I am not an economist (or a fortune teller) so these are just my thoughts after having gone through the Great Recession and knowing how housing-dependent we were then.Melanie

The city is rapidly growing in terms of population and job market with so many major companies choosing to move and develop here like Intel, Google, Amazon, etc.

I'm a 30 year old husband and soon-to-be dad in a dead end sales job in Alabama.

You have to be an active manager and many current owners are not wanting a second job and are selling.
