My Realtor friend sent it to his list and got the same result.In a "last-ditch" effort I was able to convince the "not so happy" seller's daughter that we should list it on the MLS.

Ditch the books and find a local mentor who is actually doing deals.

If the deal was good before the card incident why would you ditch it?

I agree with others, ditch the pool.  

We have literally sold a property because we couldn’t stop rats from getting into the garage… it was causing turnover, and we were sick of the calls… we ditched the property… and tripled our money at the same time from what we paid for it 2 years earlier!!  

I plan to reach out to the president of HOA as last ditch effort to see what they say/feel about MTR.
