It's unfortunate, but appliances will soon become disposable items like radios and televisions. for any appliance older than 5-7 years, I consider replacement rather than repair unless it's a really simple, inexpensive repair.

Our plumber does give us a description of the blockage or issue and we screen this for tenant responsibility- ie superman was snaked out of the toilet, cat litter was dumped out of the now unusable garbage disposal (also interesting in non pet friendly properties) and we will pass that charge on to the tenant with appropriate explanation.

Not sure what the answers are but I do wonder if the transfer is not immediately taxable in CA, whether the LLC will be subject to the $800 CA Franchise Tax Min charge, and whether CA will require you to pay income tax if you later dispose of the replacement TX property in a taxable transaction.
