Advantages/disadvantages?

The neighborhood is safe and clean, the only issue is that it is not on the main road.I am curious if a successful marketing campaign (or any other ideas) is strong enough to offset the disadvantage of not being on the "main road", or is not being on the "main road" a big hurdle to overcome.

Guy A has Real wealth, compared to the "Fake" wealth of Guy B, wealth that actually decreases his ability to purchase assets, compared with cash equivalents.The point is that it seems to me that the guy that is unable to accumulate accessible wealth is at a huge disadvantage in this business to the point where much of his net worth is rendered useless in his pursuit of early financial freedom. 

what are Disadvantages and Advantages of each of these and which one do you recommend?

The advantages of local are numerous and the disadvantages of far away are numerous.

I understand that I should consult attorney if I am serious about pursuing this issue, but can you shed a light on advantage/disadvantage of sole member vs. partnership LLC for rental?

Self-employment does put you at an unfair disadvantage, but can be overcome.

My question is what is the advantages/disadvantages to putting say 3.5% down vs 20% or 10% I understand putting more down avoids mortgage insurance.

But have the disadvantages of not appreciating as quickly as SFH and that they are investor properties.
