If the situation becomes dire, implement a progressive water charge.

Mainly, the absolute dire need to hash out every single detail of materials & ordering, timelines and payment schedules with my subcontractors.

In the past Ive done strait 50/50 partnerships with private investors, and also Preferred returns.  

Hard money is for short term deals when you are dire.

Some were great, some were ok, and one was, well, in dire need of rehab. 

There are plenty 2-4 unit buildings w/ super low prices but are in dire need of rehab (of course).

Since we don’t really have a date for when it will be fixed and I am in dire need of going to the laundry mat again would you be cool with continuing to discount us for the laundry receipts in the mean time.
