@Summit Aryal so this is a very delicate topic. 

The carpet we had picked out is an industrial grade carpet, dark tan (brown) in colour which goes well with the Behr Gobi Desert paint on the walls.

Try to go with with Laminate, It comes in a wide array of colours and widths and is fast and easy to install.

Make sure you elect this fixed element properly in colour and design to avoid it in becoming dated over time. 

If the house was painted 4 years ago, leave it...then again blue is my favourite colour, so I might be biased.Not sure I'd go for an orange door. 

Fees are high for acquisition (3.5%), but property management is pretty comparable to my non-HU properties.

@Maggie Cohle We paint all our units one of three palettes - and these three ensembles share colours.  

Different lenders will view the situation in different ways so they should expect to speak with either a mortgage broker who works with multiple lenders or they cn approach nore than one lender to get a handle on their particular underwriting perspective .It is always a delicate conversation and should be handled in an honest and forthright manner.
