If I am bidding against obvious amateurs with their hearts on their sleeves at the auction and I sense that they are willing to go significantly higher, I have no qualms about bidding them up a bit as a bar to entry into the group of experienced  auction buyers of the county who get things done in a civilized way and don't waste each other's time and energy when acquiring properties.

However, there are PLENTY of red flags to suggest your PM doesn't have your BEST interest at heart.

I will not rent to folks who dont have or will not have there pets spayed and neutered..... totally vetted and cared for.... even up here in Indiana, i require they are heart worm tested and meds given monthly!

Managing a flip with a crew from 2,500 miles away (SF to Cincinnati) is not for the feint of heart.
