Nashville’s market is competitive, and not every deal will fit the 70% rule exactly.

Most “wholesalers” are inexperienced, lack specific real estate knowledge, and have little or no capital.  

@Matt Huber - if you bought in 2021 in Harvest, you should have seen some decent appreciation - however, if you bought these as turnkeys, that may explain some of the lack of appreciation you are experiencing.  

This is really shady business and I do not appreciate the lack of full disclosure on this very apparent conflict of interest.This is a tale of caution for anyone who gets their marketing on social media and is considering signing up.

You should think about what you would offer with regards to your competition and compare rents.

Take 5-10% off anything that looks interesting and fire away because sellers are taking them and competition is down during this time of year

But I know sometimes I may need to sell to get a larger lump sum up front to help with lack of any other income currently.

Best things for Boston area DSCR (commercial loans) are through local banks as they have the most competitive rates right now.

@Margaret Buoncora I have never done it but renting individual rooms could be an option if competition is increasing in your market.
