Sorry, I just realized that @Dave Foster was not replying as it was actually @Natalie Kolodij and she is correct.I have to figure out a way to gain the celebrity status @Dave Foster enjoys as he is certainly well respected in this Forum and it is well deserved for sure. 

@Leo Popescu I think everybody was blowing hot air, and doubt that many people are actually going to do that, even the celebrities that said they were are now backpedaling and saying they aren't moving except one or two, everybody is blowing this way out of proportion and nobody really knows what is going to happen.

Nobody here has any vested interest in your failure or success except that with your success we can all celebrate with you...with failure, we all are sad and wish we could have given you advice before you stepped off the ledge.I have been tempted to use a HELOC in the same manner, and i have resisted because where i live is not worth risking. 

About a year ago, there was wave of homicides in the area - luckily the community came together and that seems to have subsided (there was a story in the Indy Star recently where they said they were celebrating a year without homicides: http://www.indystar.com/story/news/crime/2016/10/13/homicides-jump-across-indianapolis-one-neighborhood-gets-reprieve/91986988/).

I like the goals you've set, as I share similar goals: 500+ units and $10M net worth by the time I am 45 (I just celebrated my 35th birthday on Halloween).  

I just celebrated 6 years the other day.

I know on the typical standard home sales the market slows down to almost a complete halt since people are well into their Holiday Season of shopping, decorating, skiing, celebrating etc.

Lessons learned: Don't buy out-of-state without seeing the property yourself (no matter what online due dilligence you think you can do), and don't listen to shiny and supposedly reputable podcast celebrities like Kathy Fettke.

Real Estate experts and other celebrates come out one day to motivate you to get involved in real estate and stock.
