It is the downside of investing right now for me but know I'll be able to pick it up once I focus more on the correct fundamentals.

The downside is that a specific individual might not be there next year and you'll have to build a new relationship with someone that might not be as knowledgeable.Best of luck!

From your price/marketing/pre listing --> offer/negotiation strategy, the littlest things make the biggest difference in the sale.

Like you mentioned and what I've read is the deal structure and sponsor carries the biggest risk so thank you!

Maybe I was lucky that I have started investing before information became ubiquitous on the internet.The biggest fear (being cash flow negative) is not even a real threat, because it is manageable and it will fix itself over time.

One block can perform very well, and another block will destroy you.Before you invest, I recommend you locate a quality PM that can help you narrow down markets, determine which rentals perform best, cross-check sales prices and rent rates, and take over management right away.The biggest mistake you could make is to get talked into buying in the wrong neighborhood and then learning that the good managers won't touch it. 

Only downside is the rates are slightly higher with different terms.
