I know it plays well into the Great American Story to go from Nothing to Something, but in reality we don't typically get any awards for repeating mistakes that could have easily been avoided by following the advice of people "wise in the ways of gold" in Richest Man in Babylon speak.

@Breanne LemonsIf it was a standard purchase and is held by borrower then cash out is acceptable within 6 months with some Non-QM lenders.Restrictions occur with quit claim deeds or if property was legally awarded.

Additionally, if you made a profit since the tenant left and you have sold the property, you may have trouble getting a judge to award any damages.

The disposition has Default Judgment for Plaintiff with the awarded money equivalent to two month rent + late fee.

In Texas I believe the state will find some way to award the estate to a relative or somebody, even if nobody claims it.
