I know it plays well into the Great American Story to go from Nothing to Something, but in reality we don't typically get any awards for repeating mistakes that could have easily been avoided by following the advice of people "wise in the ways of gold" in Richest Man in Babylon speak.

@Breanne LemonsIf it was a standard purchase and is held by borrower then cash out is acceptable within 6 months with some Non-QM lenders.Restrictions occur with quit claim deeds or if property was legally awarded.

We can not only accept a partial payment, but can accept the entire payment, and if we have already been awarded possession that has not expired we can evict for any reason.
