Secondly, I've spoken with several MLS's and it's as simply as listing agents will need to post their coop buyer's agent commission in private remarks inside the MLS (won't be illegal and not available to the general public), in any associated disclosures attached to the listing itself or in a message received by agent when making an appointment like in Showingtime

We invest in notes but prefer first over seconds because seconds typically carry much higher risk - for example a jr lien could be 100% wiped out in a bankruptcy whereas not happening with a firstPros and cons to all - if you at buying at auction with liens still attached most lenders will want the full payoff or foreclose
