Hi, I have a home I just acquired and my accountant and I are having trouble finding an accurate 'land value' assessment for a cost segregation report.

I then got assessments from several masonry contractors who all said the same thing.

If you leave the job but dont have the means to further expand your RE portfolio you may end up having to return to working the w2.The challenge is to honestly assess what your minimum requirements are.

They looked at dozens (maybe he said over 100) deals and only three penciled.  

I would use the assessor's database, search for the property to get the assessed value.

I have a lender, I would work with the same law office as previously, I have an insurance agent, I would find a home inspector, I would coordinate with the lender on the assessment - I feel quite capable of managing all of that. 

Equity & Appreciation:If the property has appreciated substantially, I’ll assess whether refinancing to pull out equity or selling outright makes more sense.

Just to get started here in Chicago, there is a process through ComEd to assess, inspect, and permit submeters that took me 4 months to approve and install.

Communication is terrible, I’ve gone upwards of 2 weeks before getting a response   Out of the dozen or so I’ve dealt with at Home 365 there’s only 3 people that have been great to work with.
