University City area will surely keep gentrifying for the next few years because the area is anchored by two big universities (one of them is UPENN).

Would have to see remaining years left on the lease and how much space they occupy as the anchor.

Anchored retail and  industrial flex parks.  

Plenty of my clients buy retail/strip, typically non anchored, medical, $3-10m range

Worse case scenario, you low ball them dramatically to set a really low anchor.

Multifamily properties would be nice as well but I am still anchored down to flipping houses as a long term goal.
