And I get it; living in a small town means these are people I’ll be seeing all the time anyway, so making peace with that is part of the game.

What town is the property in? 

The section of Nashville over by Jefferson Street IS a very hit or miss area but the nice thing about it is that it's directly adjacent to some very nicer areas of town like downtown, Germantown, the gulch, etc.

I have a salitle  office over on that side of town and the city is getting ready to dump alot of money into the area of town.The Decade before it A maybe  in real time is over five under 8.There so much development that is getting ready to take place in that area that is taking place.

I recently found a wholesaler who presented a sub to wrap around through a Facebook page in my home town-which is what I prefer due to the proximity to my primary residence.

The last house I bought, was brought to me off-market by my agent, and it's seeming that off-market is the only way to get good properties without the MLS prices.I've recently got a nice business card printed up, and would like to start a direct mailer campaign, using BatchLeads to find multifamily properties in the local towns that I wish to invest in.I have a pretty strict criteria about what I'm looking to purchase at this time:-Legal 2-or-more unit large Multifamily (not required to be owner occupied)-Each unit should be at least 3 bedrooms (so if it's a duplex, it needs to be 6+ bedrooms)-Sewer (not septic)-Gas (not oil)A lot of this information is not readily available online, so once I start my mailers, I'm sure I'm going to find people who eventually respond, but that don't have criteria which match what I'm looking for.I feel like it would be a waste if I paid a bunch of money for direct mailers, and then someone reaches out to me to sell, but their house doesn't match the criteria of what I'm looking for -- I don't know anything about wholesaling.What can I do to monetize these leads, or is the answer is that I need to learn So we believe no lead is a bad lead.

I like them both, in general, but the best way to find a town to invest in outside of where you live if it's not affordable and if you don't want to be withing driving distance easily (recommended) is to make two lists:1. every town you have ever lived in or visited for more than a month2. every town your closest friends and family live (the ones you like)Then you take those two lists and see where they overlap with the data or lists you are using.

I always have a copy and paste text that goes back to renters telling them all the things they need to know and most will never respond because they don't want to pay 3.5 months up front (NJ) or they want use of something they don't have use of.A video is only useful for people from out-of-town, but I would never rent to someone just off of a video.

Would like to keep the property for down the road, but realizing I might be better off to get a place in town with more space and try to turn this place into an investment property for the time being instead.

These properties are in a smaller town (Crestline) but within an hour of Big Bear in the same mountain range.
