Getting your license is the easy part, however, as Charlie also pointed out above, each State has different licensing laws that generally require an Agent to affiliate with an established Brokerage and to have a number of years (generally 2) experience prior to going on their own.

If you are working with an agent he/she or the affiliated brokerage should have a list of independent vendors for you to pick from.

With which brokerage did you choose to affiliate?

It looks like they have "affiliates" and from my experience the associates at least do not seem to know what they are doing.

Typically the SBA views businesses with common ownership as affiliates and calculates them into the size and eligibility calculation.
