@Will UlmerAll of Baltimore is a college town.You can find good deals on the west side to accommodate UMBC students. 

I made the mistake of being friendly and accommodating for my first tenants.

You will not be at the condo when she falls or has any kind of accident.It would be kind of foolish to take her out of an already safe environment to a place not as accommodating to her age, something happens and you guys start thinking of ways to put her back into senior assistance facility.  

Is the area residential enough to accommodate cash-flowing day care business?

Any thoughts on an accounting system to keep it all straight with the county/state accommodation taxes etc?

Ideally we will purchase a home with a basement entrance and create our downstairs apartment. most houses we are looking at that have this availability for our large family and to accommodate a one-bedroom apartment are in the 400s.

Not that we want to run a business where we are just hardcore and can't accommodate when they give reasonable heads up.

Maybe your lack of accommodation in these areas will cause them to rethink their decision.

@Patrick Archer for a traditional rental property I would say 60 days out is standard (gives people notice time for their current landlord etc.).If you're doing a student rental which it sounds like it may be due to the timing, I believe January on-wards some students start casually looking for accommodations for the next year.
