I self manage my units so my views are more related to the actual work of property management rather than communicating results to property owners.The most important factor in successful property management is not a personal quality or trait, it's having EFFECTIVE processes in place to support the business.

I also like to have my phone handy showing the final comp set pricing on the traveler view on Airbnb at the same time.I think starting out slow is good.

So if viewing mailers as the marketing strategy, your doing it wrong.

The reality that neither view is realistic or probable.The best advice I can give would be to underwrite for long-term leases as that can be an acceptable exit strategy, but be prepared to execute well on your MTR strategy (great interior design along with profesisonal photos and concierge servive). 

Main reason is the buyer, nor I as the lender have an opportunity to view/vet the property prior to purchase.

Realize the difficulty in determine a tenant has been rewarded for misbehavior in the screening process.My view is LL that do cash for keys are a big part of the problem and that these LL need to realize this.
