I have a client who has 100+ properties and shows compassion, she sees herself as last chance housing and rents to people on section 8, fresh out of jail (sex offenders included), those with multiple eviction, etc...We made a list of vacancies last month.

She cannot expect to use this room the same as an apartment where a person is starting a whole family where the husband will visit and make have sex and make noises and bother the other students.I would have not problem giving her a Notice To Terminate her tenancy asking her to leave within 30 days or whatever your state law requires.

Constantly perceiving that race is somehow involved in everything and constantly CHOOSING to victimize yourself because of your race/sex or whatever else and believing that everyone who is not the same color as you, gay like you are, or whatever else is a very sad and misguided way to live.

Great background checks (no evictions, felonies, sex offenders etc.), I like at least 650+ credit, 3x rent, first last and security (or first and 2 months security), around 2 years consistent work history.4.) 24 hour service in case something goes wrong for quick maintenance.
