Complicated post and I realize this might be more geared to a CPA, but figured I would try here and see if anyone else has come across a similar situation.

I am trying to get 30 years right now.

I'm a local real estate broker, investor, and manager (100+ rentals, mostly Airbnb/STR and multifamily).House hacking is a tried-and-true method and in Sacramento you can produce some meaningful income while enjoying the appreciation and tax benefits of owning real estate.

I will not know that until I climb under the house and into the attic etc... for inspectionThe area is close to things and is not in a indicated crime location and has a very nice open lot area on the corner with it but again assuming the tenants stay and lease I am looking at that as a smaller issue..Thanks for bringing up the concerns but I have tried to do my due diligence but do not really know is the analyzing aspect has missed something major.

I took a break, refined the plan, and tried again. 

So without knowing the listing history, I would say to try to ride it out a month or two more.

My general advice would be to try to house hack.

Try interviewing at least three managers.1.

Find out what financial problem you are trying to solve in the short term until your able to get to more "long term" problems that real estate helps with
