I have been looking for a place around the provo, ut area and cant find a multifamily that falls into the 50% rule.

Is Provo or Salt Lake city a better place to invest in SFH rentals?

I am originally from Portland Oregon, and did school in Provo, Utah at BYU.

I almost bought some rental property in Provo several years ago and I am still glad I passed.

I'm even open to Sherman Oaks, Topanga Canyon or some other further areas, but really not looking to sit on the 405 for an hour each way to work. 

I'm mostly looking for something that I can buy and hold, around Provo and Orem area (3+ bedroom houses) with some TLC.

I'm getting into real estate investing here in Provo, Utah and will be focusing on wholesaling for the time being.
