you mitigate the out of state risk with family member watching the construction crew.but what do you achieve doing this.you end up leveraged to the max and you TIE up your very very valuable 4 mortgage slots.. only way this makes sense is scale and scale quickly.

But then, I also live in the same city as my rentals so inconvenience isn't as much of a factor.I'll be curious to see other thoughts.I've heard some landlords will use those special locks where they can change the access code remotely and let the potential tenants check the place out for a specific time slot and then change the code.

When a listing agent puts a property up for sale, his/her commission could be split with you because you're a member of that MLS.Likewise, J Scott's The Book on Flipping Houses (ed. 1) explains on pg. 57, "Many investors realize that every time they sell a house through another agent, they are spending about 6% of the sale price in agent commissions.
