I would try with the financial institution that is carrying your current note first.

@Mike Dymski Your IRA LLC can open one or more accounts with different financial institutions. 

There are two important things to remember here: first, you cannot selectively pick tenants without children, as that is discrimination against families in the state of Massachusetts, and second, you really need to make sure you can afford to complete the lead removal prior to listing it.

If it were a product that had a price point available to non-institutional, retail investors or small businesses it could be interesting.
