Don't install satellite dishes on the roof.

A clean place includes clean linens, dishes, floors, and surfaces after every booking.

@Sawyer Smith I rented to a “family friend” once and found a dead mouse, he painted the living room wall black, dirty dishes piled up, the floor covered in trash, it was bad.

how utilities are paid, dishes are to be washed and dried with xx hours of use, each person is to keep common areas clean and clutter free.

The current layout doesn't give you much room for a dishwasher, but considering it's just a 1/1 rental, it's a nice convenience to have but probably isn't a deal breaker for your tenant, who will likely be a single person or a couple with minimal dish load. 

This doesn't include dishes or laundry, just washing floors, bathrooms, windows, etc. 

Rent is always paid on time, and while the family is messier than I like, they are not dirty (more laundry and toys etc everywhere in the house than dirty dishes piling up).

Other problem however when 11 people set up service with a variety of dish or fiber optic companies then you will have service guys on the rooftops, wiring in funky places, and new problems - won't the roof line be unsightly with 11 dishes maybe more???
