The AC handler leaked some without my knowledge and yes there was a small amount of water mold but not enough to make one sick and not the kind of mold that is black and you see in some homes.

Real estate contracts, by definition, are an arm of the law.Only licensed attorneys were allowed to handle real estate transactions in most locations up until around the 1950's I believe (at least that was the case here in CO with Conway-Bogue 1957).

The unit also appears to have had a leak from the AC handler that had been going on for a while and damaged the foundation/structural, floor, cabinets, walls, etc.So far, the quote we have received for the repairs was about $75K.
