I used to host a free  weekly session that taught people how underwrite multifamily deals, so I can probably give you some pointers.

But now with the joy and headaches of non-metered units, trying to wrangle 3 different set's of persons into playing nice, etc etc.. 

So i am close to living for free!

Trying to keep things as simple as possible.

You have 45 days to identify your potential replacement properties, and a total of 180 days to complete your exchange, so you want to focus on getting those properties sold before you have to take title to the new property and the end of your exhcange period.

As other mentioned it's ultimately on the business owner to track income/expenses. 1099s being issued are more a compliance piece on their end to ensure you're reporting income.
