Rental Arbitrage in NC

Hello everyone,

This is for those who are employing the rental arbitrage strategy as their investment activities. I am hoping to get a few tips on first, how do you get the conversation started with leasing companies or agents?   I am beginning my cold calling to area apartment complexes and I feel that my approach should be much different that approaching a seller to purchase their property.  Second I would like to ask is are there any suggested contracts that are better than others for both the landlord as well as contracts that I should use for my sublease?  Also please share any good reads on the subject.  Thank you.
