We diversify, but because we are active investors, limit our diversification to assets we believe we have a competitive advantage and are able to obtain our targeted “premium” return.

We are starting to see more sellers open to real estate contracts and have some great lenders who have great programs.

Anyways we are working with an attorney now.   

We are going to run it as another bed a breakfast - the same model as the other beach property.  

There are far too many regulations, the transaction is a much longer process, and we are talking about someone's biggest purchase.
