And if still in Spain, how long until it's in US and is shipping additional or is price landed? 

We also require that we be added to the contractor's insurance as Additionally Insured, so we're covered if they cause damage or liability issue.3) If the property is occupied:- One of our people MUST accompany their person (and we charge for this). --- We were sued many years ago, along with the owner, because tenant claimed owner's contractor sexually assaulted them!

Additionally, do you all generally use a smaller income criteria if the rent is inclusive of utilities? 

Additionally if you're running an active business in the IRA the income will have to pay UBIT.   

Principal balance currently at 314kProperty Details: It's essentially a "2-in-1" property, with the main unit rented out for $1,900/month and an attached ADU bringing in an additional $1,200/month.

Additionally, there have been many changes in commissions and how they may be advertised and structured in the summer of 2024.

The 50% is rather deep a cut, especially with all the additional operational expenses not included into that 50%.

My goal is to live in the home during the winters, maybe 3-4 additional weeks for vacation, then rent it out to help cover the mortgage the rest of the year.
