I think they will if you have established relationship with a senior banker.. you have lots of deposits they understand your business your business is profitable.. and your PG meaningful... with those things this should be quite easy actually.I take it your looking for the cheapest money possible not private or HM that is going to wipe out most of your yield. in my case they would give me 50% advance not to exceed 70% ARV or LTV.

Yes even though buyer's agent can request pg 9 on contract to verify seller saw offer and signed it...I'm sure it's still a huge advantage having the listing agent represent you and I say this as an agent myself not getting paid on deal but will be getting compensated for the investment-it just makes more sense that way.
