My recommendation is to see if you can work for a company in real estate or wholesaling that way you get training and education while getting paid 

@Polat CaglayanI've never seen a formula but here is a general rule of thumb for multifamily:The class of an apartment refers to the quality of the building, which can be determined by a number of factors, including age, location, and condition: Class A: These are the highest quality apartments, typically built within the last 15 years.

We have a huge group of all sorts of investors in our database, so you can share it with us if you'd like to better your off-market sale. 

You can write off the  property tax (up to salt limit) and interest on a primary property.

You just can't beat the financing available, the rate is good but the LTV (96.5% on FHA loans) is unbeatable.

Also look back on their application and see if you missed any 'red flags" so this can be a valuable learning experience for you.

It’s incredible how literature and architecture can have such a powerful impact on someone’s life and direction.

My goal would be to purchase the property, make cosmetic upgrades to the lower unit (3BR/1BA) and get that rented out ASAP so I can get some income going while I finish up larger projects like the roof and upgrading the upper unit.
