I atteneded a webinar(web address omitted by the forum program)and purchased the accompaining short sale program from Dwan.I'm not saying it won't work but if you are desprate enough to go to the courthouse find the foreclosured properties get in your car and knock on the doors to discuss the owners "problems", don't mention the "F" word they freak out.

(you can talk to a few Realtors and find out the current trends there) then maybe put an add in some news papers or web boards in that state.
