I do have a seperate contract for the buyer stating escrow, earnest deposit and a couple other things but just curious about some things im not sure about.

How much do you have in security deposit? 

The reason I say this is because the owners did not want to refund our security deposit because they spent it.

I also let her know that I knew she was unhappy months ago, and that if she wanted to move, she was on a month to month lease and that was an option for her to move, and that I was open to helping her by releasing her security deposit earlier if she needed cash to move.
