I know non-payment is not the issue but You or your tenants can file paperwork with RCAP and they’ll pay up to 3-6 months of back due rent for tenants facing eviction.

The stock of distressed properties is evolving every minutes as property get sold and some owners get to file bankruptcy get divorced etc You just have to make sure you market to the right target. + with the wave of foreclosure & evictions coming in next year there will be plenty of opportunities for wholesalers and fix and flippers out there ;)

I would recommend getting the LLC in GA as MA doesn’t have partnerships filing requirements just because of resident partners.
