For example, if you are connected to a local university in any way that would allow you to post on their lists, that would be a great source of potential tenants.  

With that being stated,Education: I have a bachelors degree in Criminal Justice (non RE related) from the University Of South Carolina where I plaid 4 years of Division 1 football. 

And even though virtually every sponsor agreement allows me to share investment information with others who might be advising me on it (especially when club members are bound by an NDA), I still ask the sponsor if I can share it, because it's a test.

Sorry to have to say that virtually every real estate agent and broker gets into the real estate business with only two things in their thinking and training; 1) to sell real estate and 2) to earn what they assume will be great commissions.

The university has been steadily shrinking in student enrollment and that is the only real draw, other than the regional hospital.At the end of the day, I wasn't going to invest in an area that has banned STRs.

@Wes Shive   sure   let me start with Apple,  Google,,, Facebook,, HP,, Varion, Stanford University, the 49ers, Sisco, Oracle, Genetech, The Giants, the Sharks The warriors, the Raiders,  and of course the new comers like linkeden and another 100 to 500 high paying jobs.. now compare that to anywhere else expect maybe Atlanta,, Dallas Houston and LA with Chicago right up there and of course NYC and Boston...

And they sell all of theirs organically....Also in this particular case the RE agent here that posted this sent me a link to the sellers web site and the seller is a turn key operator in Memphis and says on his website he has been doing it since 71,, is a former University Quarterback etc.. so I am sure our Memphis friends know himI suspect this guy was just looking for some additional marketing that did not cost him anything up front and pay for performance.
