Couple points off the bat- IF the home is remodeled nicely, you will most likely attract higher end tenants than blue collar multi-generational, so you'll have less people/wear and tear, higher incomes, and won't need to accept cash :~).

It is a solid blue collar neighborhood. 

Also, some parts of Blue Springs in the east and Olathe, in Johnson county is similar to Lee's Summit in that way. 

My sign is blue lettering with white background says:Johnny Buys   Houses!

This is a blue collar neighborhood and the expense could be a problem.

I get the "slumlord" label frequently even though my houses are in good condition and the neighborhoods are blue collar.

You can drive around your target market and if you see any signs with "Sold" underneath you can contact that agent as well.Be sure to mention the listing that you missed out on so they know you aren't just calling out of the blue.
