My goal is one year of upgrading to bring the value of the property up, moving and raise the rent to $1750-1800 for both units (My realtor suggested those number because of the area and comps)I qualified by myself for the loan so that it enables my wife to seek a loan for the next rental property.

Karen, I would bet that the capital improvements are going to raise the fair market value of the property by as much as, and probably more than, they are going to increase the basis.

I just moved to Philadelphia from California and want to get started in my RE career.After some research I have whittled down my options for the online courses to two:https://www.realestateexpress.com/prelicense/pa/pr...andhttps://portal.recampus.com/re/templere/store/port...They both have their pros and cons for me: One (real estate express) is cheaper and offers a test prep book, the other (Temple) is a recognized institution in the area and has a physical location for testing.
