It's anyone's guess what the market will look like a year from now or whenever youre ready to buy in your target area.

Best guess = 93 SQFT calling units 1200 sqft (counting garages as 150sqft) .I would be very skeptical of claims of less. don't know how to adjust for provo.

This would be my first apprehension... well first I guess would be having to inherit tenants (lol)!

Guess it adds up to 85% ROI. 

If you used 30% the same way you would end up with a lot more properties to look at but my guess once you plug those matching properties numbers in you would have a lot of duds

I would have guessed that Berkeley would be more expensive than metro Boston.

If the government decides that whatever money he puts into the deal was gained through illegal activities (e.g. drug dealing, extortion, etc), they can seize those funds - and I guess any assets he acquired through their use.2.
